Grading plan and Plot Map
The Grading plan and Plot map are back from the Surveyor. Don Ward works in the Bakersfield area. Even though he is very busy and takes a while with the Plans, he did a great job at working with us on our project. Overall, we now can see where some changes in the property lines can result in our favor for increased driveway and land use. The house placement is not exactly as we had planed, but is in order to keep the required 20' set-back for property lines. (Which I was not aware of) Also, we were unaware of how much retaining wall we would need, if any, until now. Long story short, will move the Easement over to the North about 15' and have plenty of room for a future garage if needed.
Here is remarks from Sam Lux, Don Ward Engineers, Bakersfield, CA. ;

Mr. Knittel,
I apologize for the time it took me to get this to you. I have been stuck on two
jobs for Mr. Ward that I had to get done before I did anything else.
I have set the house in the most feasible place that I can see and as you will
see it will take rather large walls to contain the fill necessary. It will also
require possibly a large import. After you review the plan if there is any
questions or you would just like to discuss some options than please give me a
call at 661-822-7521. I will be out of the office Thursday and Friday of this
week, as I will be attending meeting in Bakersfield with the county. You can
email me back or contact me Monday morning.
Thank you,
Samuel Lux
